Plan Review: Best Practices & Field Inspection Techniques & Procedures for Commercial Buildings
After attending the course, attendees will:
- Understand what information must be provided by the design professional or builder with respect to the commercial building envelope, mechanical and water heating systems, and interior and exterior lighting prior to receiving a building permit,
- Understand when field inspections must be performed during the construction process and what to look for when they are on site, and
- Be able to identify and differentiate between non-compliant construction defects, code-compliant construction details, and recommended or best industry practice for commercial buildings.
The Commercial Plan Review and Field Inspection curriculum will be very interactive and require participants to engage with one another to perform plan review activities as they typically do in the daily course of their work. For the plan review portion of the course, participants will be divided into groups of four or five and be given a set of plans and specifications for different types of commercial buildings. Together they will go through the construction documents to identify any missing or non-compliant elements. Once they have completed this work, each group will present its findings to the larger audience. Discussion and questions will be encouraged and generated by the trainer.
The field inspection portion of the session will be less activity based, but still very interactive. Compliant and non-compliant construction details will be presented and short videos will be used to show attendees visually common problem areas that often cannot be seen ahead of time in the architectural plans. Frequently, actual implementation raises awareness of conflicts between building systems or construction details that result in non-compliance – for instance, thermal bridging at window or door openings or improper air sealing of firewalls. This portion of the course will also contain short exercises in which attendees identify non-compliant installations.
